                                BUYING PROCESS


First, contact LEIGH ABBASS your real estate specialist. You will receive excellence in service. My goal is to make your real estate dreams come true.

I will conduct a qualifying analysis to determine the price range of the property that would suit you the Buyer. I will then direct you to get a rate guarantee and pre-qualification at a lending institution.

I will review with you the features you desire in a home and neighbourhood.

I will select suitable homes in your price range and according to your requested home features. We will inspect selected homes until the right one is found.

I will prepare an offer to purchase when a home is chosen. I will present the offer and negotiate with the Seller and his agent on your behalf.

When an agreement is reached with a Seller as to terms and conditions, I will lead you through the steps required to fulfill the conditions of the agreement.

When a firm agreement is reached, my office will send the paperwork to the lawyer of your choice.

Just prior to closing, if you want, I will take your through the home again for your pre-closing inspection.

When the transaction becomes a binding agreement, your lawyer searches title to make sure that it is free and clear of encumbrances, work orders, liens and such that would cloud the title. Requisitions are also made to the Seller’s lawyer for documents and such that are necessary for the closing of the transaction.

Just prior to closing, your lawyer will verify the financing commitment from your lending institution, make sure all final title searches are completed, and arrange with the lender to transfer funds for closing.

You the Buyer will arrange house insurance to start the day of closing.

Your lawyer will contact the utility companies and tax department to determine amounts, if any, in arrears for closing adjustments.

Both Buyer and Seller meet with their respective lawyers to review and sign closing documents (Mortgage, Deed, Declarations, Undertakings, etc.).

Lawyers for both parties meet on the day of closing to exchange documents, funds, keys, and to register all documents on title.

 

Congratulations! You now have a new home.
